      INITIAL CONSULTATION

We begin by meeting with you to understand your goals, budget, and vision for your home.

During this meeting we will:

• Review your ideas and lifestyle needs

• Discuss whether you already own land or are still searching

• Talk through budget expectations and overall feasibility

If you don’t yet have land, we can help evaluate potential lots and guide you toward properties that fit your home design.

      LAND REVIEW & SITE EVALUATION

If land is involved, we visit the property to ensure it works for the home you want to build.

This includes reviewing:

• Lot size and layout

• Topography and drainage

• Access, utilities, and setbacks

This step helps prevent costly surprises once construction begins.

      FLOOR PLAN DESIGN & OPTIMIZATION

Whether you’re starting from scratch or already have a plan, we help make sure your home is built efficiently and intentionally.

We can:

• Assist with designing a custom floor plan

• Review layouts for efficiency and smart use of space

• Identify design choices that impact construction cost

Our goal is to make sure your home meets your needs while staying aligned with your budget.

    DETAILED PLAN REVIEW

(2-4 hour meeting)

If you already have a floor plan, we schedule an in-depth meeting to go through every major detail that affects cost.

This includes reviewing:

• Structural layout

• Square footage and ceiling heights

• Exterior materials and design features

• Interior selections that impact budget

This step is critical to ensuring accurate pricing and expectations before moving forward.

      BIDDING & PRICING

Once plans are finalized, we send the project out for subcontractor bids.

We collect and review pricing for:

• Foundation

• Framing

• Mechanical systems

• Finishes and major components

This allows us to build a true, real-world cost — not an estimate based on assumptions.

      BUDGET REVIEW & ADJUSTMENTS

After bids are received, we meet with you to review the pricing in detail.

Together we can:

• Review line-by-line costs

• Adjust selections if needed

• Modify the plan to better fit your budget

Nothing moves forward until you are comfortable and fully informed.

      CONSTRUCTION BEGINS

Once pricing is approved and agreements are finalized, we begin construction.

From there, our team manages:

• Scheduling and coordination

• Quality control

• Communication throughout the build
